FOR MIAMI HOMEOWNERS WHOSE LISTINGS DIDN'T SELL
Why Is My House Not Selling in Miami?
Before you lower the price or list again, take a closer look at what happened—and what should change.
Explore the seller series with Javier G. Ramirez, real estate broker in Miami with Supreme Capital Real Estate. Watch the videos, read the key points, or do both. When you’re ready, let’s discuss a plan for listing your property.
What kept your home from selling?
What should happen differently this time?
A home that didn’t sell needs a specific plan for its next listing. I start by reviewing what held it back and what buyers need to understand.
- Identify pricing, property, marketing or access issues before relisting.
- Get answers to unresolved questions and coordinate the people needed to address concerns.
- Stay involved through inquiries, negotiations, inspections and deadlines.
My role is to take responsibility for the work and keep you informed.
Stage 1
Understand what happened
The five areas I investigate
Before recommending changes, I review five parts of the previous sale attempt.
- Competition: how your home compared with recent sales and the homes buyers can choose today.
- Presentation: whether the photos and property information communicated its value accurately.
- Marketing: what exposure, inquiries and visits the listing generated.
- Follow-up: how questions, showing requests and interested buyers were handled.
- Obstacles to closing: missing information, inspection concerns, financing issues or missed deadlines.
Before you lower the price
A price reduction should address a real pricing problem. Days on the market alone don’t explain why a home hasn’t sold.
- Compare condition, layout, lot and location with competing properties.
- Review the presentation, showing access and buyer response before deciding what to change.
- Weigh the cost and time of improvements against what the likely buyer will value.
I’ll explain whether the evidence supports a price adjustment, a different approach, or both.

Prepare a stronger return to the market
Give buyers a reason to visit
Your listing should make it easy for the right buyer to understand why the home is worth seeing.
- Lead with the photo that best communicates the property’s strongest appeal.
- Show the layout, indoor-outdoor connection and improvements clearly and accurately.
- Answer property-specific questions, then respond promptly and make showings easy to arrange.
The goal is meaningful interest from buyers who understand what your home offers.
Change what held the sale back
Where buyers stopped moving forward helps determine what needs attention before relisting.
- Views without visits: review the presentation, price and ease of scheduling.
- Visits without offers: compare buyer feedback with the home’s condition and competing options.
- Offers without an agreement: examine the terms, negotiations and unresolved questions.
- A contract without a closing: identify the issue that stopped the sale.
I use those findings to recommend specific changes, with clear responsibility for getting them done.
Put the first two weeks to work
Once your home is ready, our online audience, buyer relationships and direct outreach work together to generate interest.
- Introduce the property to our buyer network and brokers working in your area.
- Reach people in the neighborhood and create opportunities to see the home.
- Coordinate inquiries and showings, follow up with interested buyers and work through offers.
The right buyer may come through another broker. My priority is your result and following through on each opportunity.
Put these questions in the context of your property.

Decide how to move forward
Know where your listing stands
You receive a weekly email report showing the activity and results we’ve recorded, with an explanation of what they mean for your sale.
- Outreach, inquiries, showings and offers.
- Buyer feedback and where interest is progressing or slowing down.
- What needs attention and why a change may deserve consideration.
Offers and important decisions are brought to you directly. They don’t wait for the weekly report.
Five questions to ask before choosing an agent
These questions help you understand the plan, the people responsible and the service you can expect.
- What needs to change before my home goes back on the market—and why?
- How will you actively find buyers for my property?
- Who handles inquiries, showings and follow-up?
- What communication and reporting will I receive?
- What happens if we aren’t getting the response we need?

When we meet, we’ll connect what happened during the previous listing with your priorities now and a plan for moving forward.
- Review your home, its improvements, buyer feedback and any previous offers.
- Discuss comparable properties, pricing and preparation.
- Agree on showing arrangements, communication, services, costs and responsibilities.
If the plan fits and you’re ready, we’ll review the listing agreement together. Request a private listing review to arrange a conversation about your property.

From an expired listing to a sold home
These clients came to Javier after their previous listings didn’t sell.
I’m so glad I ended up hiring Javier. He was great to work with and got my property sold in a good amount of time when my last agent couldn’t.
I highly recommend Javier—10 out of 10. He stayed in communication, broke down the pricing and why our home hadn’t sold, and we ended up selling within the time frame we needed to move back to our country.
We’d been trying to downsize for a while but couldn’t get our property sold. Then Javier contacted us. Hiring him was the best decision we made, and he got our property sold fast.
One of the best real estate agents in Miami I’ve ever worked with. Nowadays, it’s hard to find somebody you can communicate well with and who will actually call you back. Javier did all of that and exceeded my expectations.
Trabajar con Javier fue una experiencia espectacular. Estamos muy contentos con los resultados y lo recomendamos a quienes necesiten un agente de bienes raíces en Miami.
